Valuation issues beyond today’s market value
Relationship property valuations can involve more than simply determining a current market value. Depending on the circumstances, the assignment may require consideration of the appropriate valuation date, retrospective value, ownership interests, development potential, property condition, improvements undertaken since the relationship ended, or the effect of particular legal or factual assumptions.
We can also assess occupation rent where one party has remained in occupation of a property following separation. These assessments typically require consideration of the property’s rental value over the relevant period, together with any assumptions or circumstances identified by the parties or their legal advisers.
Our approach is to identify the valuation issues that genuinely matter to the dispute and address them in a clear, evidence-based way. We place particular emphasis on understanding the property in its market context, including the likely buyer, the characteristics that influence buyer behaviour, and the factors that may materially affect value.

Relationship property matters can be emotionally charged, particularly where the family home or other significant assets are involved. We therefore approach these assignments with patience, sensitivity and clear communication, while maintaining the professional independence required of a valuer.
We regularly work alongside family lawyers, barristers and other advisers, and understand the importance of producing valuation evidence that is clearly reasoned, transparent and capable of being tested. Where appropriate, this may include discussions with another valuer, expert conferencing, preparation of joint statements, or giving expert evidence.
